Qualification Basics

For the Borrower:

  • Background check
  • Identity verification
  • Personal financial statement
  • Credit report with minimum score of 680
  • List of any affiliated companies
  • Minimum 2 years industry experience

For the Property:

  • Appraisal
  • No rural properties or vacant land
  • Two years property financial statements 
  • Tax return, rent rolls or lease summary
  • Description of current debt
  • Insurance coverage
  • Property tax bill
  • Phase 1 and any other appropriate reports
  • Purchase and sale agreement, if applicable
  • Any bids for repair or improvement

Exit Strategy:

  • Real estate cash flow
  • Guarantor(s) cash flow
  • Sale/Refinance of Property
  • Future debt refinance when combined with
    property improvements
